When a business owner calls about office cleaning, the first question is almost always "how often do we need it?" — and the honest answer is that it depends on three things: how many people work there, how many people walk through, and how many restrooms you have. Here's how we think about it, and what we'd recommend for the kinds of offices we clean across San Antonio, Schertz, Universal City and the Northeast Side.
Start with the restrooms, because they set the floor. A restroom used by more than a handful of people needs attention every day it's in use — toilets, sinks, mirrors, floors, and restocking paper and soap. If your office has staff in five days a week and a shared restroom, that alone argues for at least a light nightly visit, even if the rest of the office only needs a full clean weekly.
Then count heads and traffic. A five-person professional suite with no walk-in customers can usually run on a weekly full clean: desks and common surfaces wiped, kitchen cleaned, trash emptied, floors vacuumed and mopped. A twenty-person office, or any office where clients come through the door — a dental practice, an insurance agency, a real estate office, a salon — needs more: two or three visits a week, or nightly if there's a waiting room and a restroom the public uses.
Kitchens and break rooms are the other tell. If your team eats at their desks and uses a shared microwave and fridge, that area gets dirty faster than anywhere else in the building, and a weekly wipe-down isn't enough. We'll usually recommend the kitchen be included on every visit, whatever the overall frequency.
Floors depend on the finish and the door. Carpet in an interior office can go a week between vacuums; hard floors near an entrance in a Texas summer, with dust and grit walking in on every pair of shoes, show it in two days. Entry mats help a lot — and they need to be cleaned too, or they just become the source of the grit.
The mistake we see most often is buying a frequency that's too high for the space and then cutting it when the invoice comes, or buying one that's too low and letting the restrooms and kitchen slide until someone complains. Neither is good. A short walkthrough — we do them free — usually settles it in ten minutes, and the frequency can always change as the business does.
Whatever you land on, insist on a written scope. It should list exactly what is done on every visit, what's done weekly or monthly (baseboards, high dusting, inside the fridge, spot-cleaning glass), and when the visits happen. That's what makes the cleaning consistent instead of dependent on who showed up that night.
